Guaranteed Rent - How does it work?

 

We are a property management company, that takes over properties on a management agreement similar to a letting agent and we completely remove the pains and stresses of being a landlord away from our clients. We do this by offering landlords a guaranteed rental figure each month for their property and taking over full management making it a completely hands-off investment for the property owner. We can also offer a light refurbishment to a property if it's needed which will increase the value of the asset.

Repairs and Maintenance Issues

 

We take care of the properties in our management as if they were our own and we aim to get any issues resolved within 24 hours. This means you don't need to take any time out of your busy day to deal with problems. Standard repairs/maintenance will be covered by us meaning you have more money in your pocket each month and you won't even know about these problems until you get your annual report showing what we've upgraded/replaced at our expense.

 

Light Refurbishment To The Property If Needed

 

This will bring the property up to a high rentable standard which will increase its value and ensure it's making you the most money it can. The light refurbishment includes redecoration of the property, uplift of the kitchen (new door fronts and decor panels), and repairs to the bathroom.

 

Tenant Finding & Referencing 

 

We make sure only the best tenants live in our properties, we do this by having a very strict referencing process in place to ensure we only have the best tenants in our properties. It involves multiple references from landlords, employers, credit checks, identification checks, and social media checks. It is also important that we check to see if the tenant is legally allowed to be here in the UK, this is so we are compliant with the right to rent act. 

 

 

Keeping The House To A Good Standard

 

We employ a cleaner to clean the communal areas regularly to make sure the house is kept clean and tidy. We also carry out regular inspections ourselves to make sure the house is maintained up to our company standards. By all means, you can accompany us on inspection after all this is your property and we want you to feel happy it's being kept to a good standard.  Any damage that is reported to us is usually repaired in 24 hours.
